Job Description

**Responsibilities** The Real Estate Lease Analyst is responsible for independently managing the integrity of real estate portfolio data for a complex portfolio and providing related direct support to the Corporate Real Estate team. This includes all the responsibilities listed in the Accountabilities Sections below. **Mission:** Duty to Support the Mission, Philosophy, and Values The Real Estate Lease Analysis performs his/her duties by adhering to the highest standards of ethical and moral conduct, acts in the best interest of Common Spirit and fully supports Common Spirit's Mission, Philosophy and core values of Collaboration, Dignity, Excellence, Justice, and Stewardship. **Scope of Accountabilities:** + Update the Common Spirit Owned and Leased Property Database as new facilities are acquired, sold, or leased. + Prepares lease abstracts and edits them for accuracy, and also has the ability to manage a 3 rd party abstractor to ensure a high level of quality. + Track payables and receivables associated with the leases in the portfolio and prepares the appropriate supporting documentation and rent reports for approvals. + Prepare invoices for subtenants, reconciles subtenant accounts, reviews incoming invoices for errors/accuracy with lease document and ensures correct coding. + Prepares and distributes critical date reports, maintains lease management system for tracking important dates and tasks. + Performs annual operating expense reconciliations, monitors audit windows and audit requirements contained in the lease documents. + Conduct financial analysis as needed, including AR/AP, rent rolls, and budgets in accordance with required accounting principles, such as ASC842 and GAAP. + Support tax team with parcel research and tax payment histories as needed. + Manage and research of vendor payments, including the preparation of documentation to obtain purchase orders (PO), obtain approval of invoices and submit for payment, tracks payments against POs when required. + Manage the Tenant Improvement Reimbursement process, assuring all owed reimbursement from landlords are collected as required. + Correspondence with hospital administration and Foundation clients, landlords, brokers and associated real estate service providers regarding the provision of real estate facilities and services. + Preparation of FMV documentation, preparing NPV worksheets, submittal to legal for document preparation and legal approval + Manage the lease execution process, including lease distribution to all related individuals; assure insurance requirements are met, obtaining W9 information from landlords + Coordinate meetings and provide administrative support for Managers of Corporate Real Estate Services, including assisting in preparation of Power Point presentations, Webex, telephone support and the submission of Lease Services Request to Legal + Analyze property financial statements, rent rolls, operation expenses and proposed proforma's + Maintains professional and technical knowledge by attending educational workshops; reviewing professional publications; establishing personal networks; benchmarking state-of-the-art practices; participating in professional societies. + Prepare adhoc reports from Common Spirit Lease Real Estate Database **Qualifications** + 5 years working in the Real Estate Services field + Experience in Database Management + Experience in facilitating project related meetings, presentations and updates + Experience with relational databases and other tools to compile and interprets quantitative data & MS office applications + Management reporting capabilities to meet organization goals and objectives + Experience with providing visible sponsorship and guidance of major change initiative + Experience in completing commercial real estate transactions + Experience in financial modeling and analysis **Education** + Bachelor's degree in Real Estate Management, Economics, Business Administration and/or equivalent experience required **Special Knowledge, Skills, Abilities** + Demonstrated advanced working knowledge in MS Office applications, with a concentration on Excel + Excellent writing and editing skills + Database management + Working knowledge of real estate terms & processes + Working knowledge of real estate software + Ability to multi-task & work in a team environment + Working knowledge of real estate transactions terms, processes and financial analysis + Good problem-solver.
